ABOUT DALKE PROPERTY MANAGEMENT, LLC


Dalke Property Management was founded in 2012 by Thomas H. Dalke (Tom). He started by managing his family’s commercial assets and decided to bring the same attention to detail and unparalleled services to other investors/developers of commercial property in the Mid-Willamette Valley area. 


We manage all types of commercial assets from small office buildings to large industrial and business complexes. Tom is personally involved in each property we manage from being in the field to managing duties in the office. We have over 30 years of combined commercial property management and construction experience. With this combined knowledge, we not only offer superior commercial property management services but we have the skills to provide exceptional maintenance and project management services. We are able to quickly and effectively evaluate a maintenance issue with a building and provide the correct remedy through our own staff and/or our vast network of quality vendors. Whether the issue is discovered through a routine property inspection or a tenant maintenance request, we strive to take care of it within 24 hours. 


At some point in their lives, most commercial properties will require improvements and repairs. Incoming tenants may also require improvements to their leased spaces. In our 30 years of commercial construction experience, we have completed many of these types of projects so we are more than capable of managing these projects in-house. We can provide pre-construction services such as procurement of design professionals, assistance with design and contractor pre-bid meetings. When construction starts, we can continue by managing the project as a representative of the owner. 


Our office and administrative expertise ranges from professional bookkeeping, budgeting and lease administration. We treat every client’s property as if were our own and look at all aspects from the owner’s point of view. After contract execution, we sit down with each client to develop a tailored management plan and establish expectations right up front.

ABOUT THE OWNER, TOM DALKE

Since his first time sitting on his father’s backhoe loader, Tom knew he wanted to be involved with the family construction company. He worked for the company just about every summer in between school years. After graduating from high school, he decided to pursue a bachelor's degree in Construction Engineering Management at Oregon State University. 


Upon graduation from OSU, Tom joined his father in bidding and managing commercial building projects in the Mid-Willamette Valley area for 5 years. In that time, he had also been helping the family manage their commercial property investments/developments. Through that experience, he decided to shift his focus to property management rather than construction. Armed with his extensive knowledge of commercial construction and managing his family assets, he knew he could provide unparalleled services to other commercial property owners in the area. Thus, Dalke Property Management was born.


Since 2008, Tom has managed almost every type of commercial property from small office buildings to large industrial complexes. He has experienced all types of situations and has developed solutions to each problem encountered so the next time it comes up, he will know how to handle it.


Away from work, Tom likes to spend time with his wife, Robin, and their twin daughters Genevieve and Juniper. He also enjoys playing golf, big game hunting and expanding his knowledge of the Star Wars universe!

  • General, Maintenance, Inspection Services

    • 24 hour maintenance contact availability 
    • Annual property inspection identifying needed repairs and improvements for the following budget year along with items needing immediate attention 
    • Coordinate and administrate landlord responsibilities per lease agreements with tenants 
    • Monthly property visits to ensure property condition is meeting owner’s expectations and verify vendors are completing their work
    • Administration of existing vendor contracts and on-boarding of new vendors
    • Coordination with vendors on maintenance work orders
    • Unit turnover coordination
    • Provide owner selected reports such as work order, monthly property activities, etc.
  • Accounting & Financial Services

    • Collection and dispersal of client funds in client’s trust account
    • Monthly owner distributions
    • Annual CAM reconciliations for NNN leases
    • Budget development and analysis
    • Provide owner selected financial reports such as income statements, cash flows, budget variances, balance sheets, etc.
  • Additional Services

    • Assistance with lease renewals/lease amendments
    • Tenant screening
    • Resolution of insurance claims on owner’s property 
    • Construction project management including procurement of design professionals (architects/engineers), pre-bid meetings, bid coordination and management of contractors
